Serviced accommodation insurance is specialist cover for a specific type of accommodation. It covers you, as the landlord, and your property from all sorts of damage, loss of rent, and theft.

Serviced accommodation (sometimes known as aparthotels) is commonly described as a very short-term let, but one which provides a wide range of fully furnished benefits and amenities to tenants/guests. Serviced accommodation is usually a very short-term let – anything from a night to a couple of weeks – but can be anything below a six-month rental agreement.

With serviced accommodation, the tenant or guest is typically provided with many benefits and amenities, such as cooking utensils, bed linen, possibly towels etc, also a cleaning service, and many other aspects a guest may require during their stay.

What insurance do I need for serviced accommodation?

Serviced accommodation needs (and deserves) specific serviced accommodation insurance. This is a policy solution that reflects the short-term nature of a letting and considers all eventualities.

Is serviced accommodation covered under standard home insurance?

No. This is a specific insurance offering for landlords that covers the common and uncommon events that happen with multiple guests/tenants that may not be typical in a standard home.

Is serviced accommodation covered under standard landlord insurance?

Some elements may be similar, but the difference being that serviced accommodation insurance is specifically tailored to properties and tenant/guest agreements that are short-term.

This means a quick response and resolution to a claim, if for example, there is damage, but as a landlord, you need to get your next guests in pretty quickly!

I let my property on a three-month tenancy agreement: is this classed as serviced accommodation?

Yes, we can insure any length of let between one night and six months on a serviced accommodation insurance basis.

Can I be covered for loss of rental income on a serviced accommodation policy?

Yes, you can. At PML, we offer loss of rental income or cost of alternative accommodation cover if your property can’t be inhabited due to an insured risk.

I own a flat in a block and let this on a short-term basis: do I still need cover?

Yes, you do. While the overall building may be covered within the freeholder’s policy – and you may even pay a building management or maintenance fee – you could still be liable for claims from the tenants who stay in your flat. It’s best to be protected.

I let my property weekly during the summer months, but stay there myself or let it longer term during the winter months: is there a policy for this?
