Student landlord insurance is the cover a landlord is strongly recommended to take out in order to best protect all aspects of your student let.

What is a student let?

A student let is defined as a property rented by a student or group of students during the period that they’re studying for their degree or qualification at university or college.

Why do I need specialist cover when renting to students?

There is a higher, or perhaps “different” level of risk when renting to students. Accidents happen – especially if this is the tenant’s first experience of living independently and they view this as very much a temporary home! Broken floorboards, damaged fixtures, taps left on…  And there are often higher rates of house thefts in student areas – especially during the holidays when the property is likely to be unoccupied – so taking care of the things more likely to occur is the best way to reduce the harm if they do happen.

Is student landlord insurance a legal requirement?

Student landlord insurance as a separate entity is not a legal requirement. But it is a wise choice in order to fully protect your investment.

Is students’ property covered by Student Landlord Insurance?

Typically, a student’s own property, such as a laptop, bike, or other devices, will not be covered by the landlord’s insurance. Therefore, they should have their own insurance.

Student landlord insurance covers items provided by the landlord – fixtures and fittings, cookers, fridges, heating systems, etc.

Is a student let classed as a HMO?

While student houses do have multiple occupancies, different and specific conditions apply. Student lets tend to be for a year, they’re away during the holidays, and the risks are not the same. Will my property be covered for damage by students?
